VA-backed home loans may be available to eligible Veterans, service members and certain surviving spouses. A Certificate of Eligibility helps establish entitlement to the benefit. It is not a mortgage approval; lender underwriting and property requirements still apply.

Start with eligibility and entitlement

A Certificate of Eligibility, often called a COE, is an important first step. Service history and duty status affect eligibility. If you have used a VA loan before, discuss remaining entitlement, any existing VA loan and whether restoration is available. Avoid assuming that every eligible borrower has the same financing options.

Plan for the complete cost of buying

VA-backed loans can offer a no-down-payment path for qualifying situations and do not require monthly mortgage insurance. A down payment may still be needed in some circumstances. Closing costs, prepaid taxes and insurance, and other expenses can remain. Ask for a complete cash-to-close estimate rather than equating no down payment with no cost.

Understand the VA funding fee

A VA funding fee may apply unless you qualify for an exemption. Its treatment depends on the loan type and your circumstances. Ask the lender to confirm exemption status and explain any fee, whether it will be financed, and how that affects the amount owed. Do not assume an exemption before it is verified.

Review the home and your intended occupancy

VA purchase financing is intended for an eligible home you will occupy under applicable rules. An appraisal and property review are part of the process. A VA appraisal is not a substitute for a home inspection. Discuss a condominium, multi-unit property, construction plan or needed repairs early.

Already have a VA loan?

A refinance requires its own review. An Interest Rate Reduction Refinance Loan, or IRRRL, and a VA cash-out refinance serve different purposes and have different requirements. Compare fees, the new loan balance, payment structure and the expected benefit before deciding. A lower payment by itself does not establish that a refinance is right for you.

A few good questions

Does a COE guarantee loan approval?

No. It helps establish eligibility for the VA benefit. The lender must still review credit, income and other underwriting requirements, as well as the property.

Can I use a VA loan more than once?

It may be possible. Remaining entitlement, restoration rules, prior use and the new transaction need review.

Is Opportunity Mortgage Group part of the VA?

No. Opportunity Mortgage Group, LLC is an independent mortgage brokerage, not a government agency. The VA guarantees eligible loans made by participating lenders.
