Investment-property financing

Put the property’s numbers at the center.

Buying or refinancing a rental property? A DSCR discussion starts with the investment, its qualifying rent, and the financing terms that fit your plan.

Debt service coverage ratio, or DSCR, compares eligible rental income with the property payment defined by a loan program. DSCR financing can be an option for qualifying business-purpose rental investments. Property, borrower, entity, credit, reserves and state requirements vary.

What the ratio measures

Many residential rental programs compare monthly qualifying rent with principal, interest, property taxes, insurance and association dues, often called PITIA. The lender determines which rent and payment figures are acceptable. Interest-only loans and other structures can use different payment treatment. There is no single ratio or qualification rule that applies to every DSCR program.

A ratio is not a cash-flow forecast

For example, hypothetical qualifying rent of $3,000 divided by hypothetical PITIA of $2,500 equals 1.20. That leaves $500 before costs omitted from this calculation. Vacancy, maintenance, repairs, management, utilities and capital expenses can change the actual result. This example is illustrative math, not a program minimum, loan quote or promise of investment returns.

Purchase, refinance or access rental-property equity

Start by identifying the transaction and your holding period. For a refinance, compare the new balance and closing costs with your existing financing. A cash-out refinance increases debt secured by the property. Ask about available equity, required reserves, leverage, any prepayment penalty and the effect of the proposed payment on your plan.

Short-term rentals and entity borrowers

Some programs may consider eligible short-term rentals or borrowing through an entity. Neither is automatic. Tell Harold about the property’s use, location, rental history, local restrictions, ownership and intended borrower. Ask which documents and rental-income evidence the lender will accept before relying on projected bookings.

Confirm the property state before moving forward

Investment financing availability can differ from owner-occupied mortgage availability. Opportunity Mortgage Group reviews the property state, transaction purpose, occupancy, borrower or entity and applicable licensing and lender requirements before proceeding. No nationwide coverage or blanket licensing exemption is claimed. Consumer-purpose or owner-occupied financing must not be presented as business-purpose investment credit.

A few good questions

Does DSCR mean no documentation?

No. Lenders can require documentation of the property, qualifying rent, assets, credit, entity and other matters. A different income approach does not remove underwriting.

Can I use DSCR financing for my own residence?

This page addresses eligible business-purpose rental investments, not personal housing. Tell us the actual intended occupancy and use so the appropriate financing can be reviewed.
