For business owners and independent earners

Your income has a story. Let’s understand it.

Being self-employed does not make every mortgage path the same. A useful review starts with how you earn, what your records show, and the home or investment you want to finance.

Self-employed borrowers may qualify through conventional, government-backed or available non-QM programs, depending on their circumstances. Bank statement programs may offer a different way to evaluate eligible income, but they still involve documentation, underwriting and program requirements.

Start with the income picture

Tell Harold about the type of business, how long you have operated, your ownership, changes in earnings and the property you want to buy or refinance. Lenders assess qualifying income under the selected program. Business revenue, bank deposits and the amount available to support a mortgage are not necessarily the same.

Review traditional documentation first

Depending on the program and circumstances, documentation may include personal and business tax returns, current business financial information, statements and evidence of business ownership or operation. The requested period and documents vary. A review of available standard programs can help establish a useful comparison before considering alternatives.

Understand bank statement mortgage options

Available non-QM bank statement programs may evaluate eligible personal or business deposits using lender-specific methods. Expense treatment, ownership, transfers, unusual deposits and the consistency of receipts can matter. Total deposits do not automatically become qualifying income. Ask how the lender will calculate income and which records must support it.

Compare the full financing terms

Look beyond whether a program accepts a certain document. Compare the interest-rate structure, APR where applicable, lender and third-party costs, down payment or equity, reserves and the total payment. Check for any prepayment penalty and understand whether the transaction is consumer-purpose or an eligible business-purpose investment.

Keep the document process secure

Have your target location, price range, timeline and broad income sources ready for an initial conversation. Financial statements, tax records, identification and other sensitive information belong in the secure application portal. For covered consumer mortgages, a lender or broker cannot require verifying documents as a condition of providing a Loan Estimate.

A few good questions

Do I have to use a bank statement loan because I am self-employed?

No. Standard mortgage programs may be available. The right starting point is a review of your qualifying income, records and goals.

Does a bank statement program mean no income review?

No. It uses an alternative documentation approach under specific program rules. The lender still assesses eligible income and other underwriting requirements.

Should I change how I file my taxes to qualify?

Coordinate tax decisions with your tax professional. A mortgage conversation can identify documentation questions, but it is not tax advice and should not lead to inaccurate reporting.

Your next step starts with a conversation.
