FHA loans are mortgages insured by the Federal Housing Administration and made by participating lenders. They may be an option for eligible buyers purchasing a home they intend to occupy. Eligibility depends on your finances, the property and the lender’s requirements.
What to understand before choosing FHA
FHA mortgage insurance helps protect the lender against losses; it does not protect you from losing your home if you cannot make the payments. Include mortgage insurance, property taxes, homeowners insurance and any association dues when considering the payment. Ask how upfront and ongoing insurance affect both your cash to close and long-term cost.
Your down payment is one part of the plan
A purchase can require money for a down payment, closing costs and prepaid items, as well as reserves in some situations. Ask for a written breakdown based on a real property and your circumstances. Gift funds or down-payment assistance may be possible when the source and program meet applicable requirements; assistance is not automatic and available funding can change.
The home matters, too
An FHA appraisal addresses value and applicable property requirements. It is different from a home inspection, which can help you understand the condition of the home. Discuss the property type, intended occupancy and any needed repairs before assuming the home will qualify.
Compare FHA with the alternatives
An FHA loan is not automatically the best choice because you are a first-time buyer. Compare available conventional and other eligible programs using the same purchase assumptions. Review the payment, mortgage insurance, upfront costs and the length of time you expect to keep the loan.
Prepare for a useful first conversation
Have your purchase location, estimated price range, intended timeline and broad income situation ready. For the loan process, lenders may request income, asset, debt and identity documentation. Send financial documents only through the secure application portal. For covered consumer mortgages, you do not have to provide verifying documents as a condition of receiving a Loan Estimate.
A few good questions
Is FHA only for first-time buyers?
No. First-time buyer status alone does not determine FHA eligibility. Prior ownership, existing FHA financing, occupancy and your circumstances still need review.
Does FHA approval come from this website?
No. A conversation or website inquiry is a starting point. Credit, income, assets, the property and other requirements must be reviewed before a lender can make a lending decision.
Can I use FHA for a rental-only investment?
FHA home financing generally requires principal-residence occupancy. Tell Harold how you intend to use the property. A rental-only investment calls for a different financing discussion.
