02 · Upfront cost

Ask for an itemized explanation of your down payment, closing costs, prepaids, deposits, and any assistance or credits. Assistance terms, availability, and approval requirements vary. A smaller upfront contribution does not by itself establish the lowest overall cost.
Looking in Clermont, Minneola, or Groveland? Start with the property address, your purchase timeline, and the financing options you want to compare.
Looking in Ocala, Belleview, or Summerfield? Confirm the property's location and the administering agency before relying on a local assistance program.

Ask for the complete offer, including points, fees, credits, lock status, and payment assumptions. An advertised rate alone does not describe your personalized financing terms.
Potentially, subject to the specific program and your application. Ask whether assistance is forgivable or repayable, what payments apply, and what events can trigger repayment. Do not assume funds are reserved or that you are approved.
